Hourly Rate: $20.00
Position Summary:
Sea Mar Community Health Centers is looking for a part-time Assistant Property Manager for its affordable housing properties at Washington Square Apartments and Moses Lake Estates, located in Othello and Moses Lake, WA. The properties consist of 67 subsidized housing units, one property is subsidized by USDA-RD/HUD and the other is subsidized by HUD. These properties are approximately 26 mile apart from each other.
The Assistant Property Manager, under the direction of the Vice President of Housing, is responsible for assisting the Property Manager with the day-to-day management of assigned properties and ensuring that the properties are in compliance with operational and regulatory standards. This includes coordinating fiscal operations, soliciting and recording tenant information, ensuring completion of site-level property management activities with site-level staff, and completion of work-related directives given by supervisor.
The Assistant Property Manager’s essential duties are:
Administration:
- Assists the Property Manager with property management tasks.
- Monitors Waitlist.
- Receive and inputs tenancy applications into property management software.
- Assists with upkeep of tenants’ files.
- Assists with collection and posting of rents.
- Prepares annual tenant certifications.
- Prepares tenant Intermediate Reviews.
- Coordinate with vendors for property management tasks.
- Prepare purchase orders for facility materials and supplies.
- Assists with facilitating police and/or incident reports in regard to tenants.
- Prepares EIV reports with HUD
- Other duties as assigned.
Maintenance:
- Receive maintenance requests from tenants.
- Prepare work orders.
- Coordinate minor tasks between tenant, property manager, and housekeeping/maintenance personnel.
- Prepare maintenance requests for tasks or projects that are too large or outside of expertise of site level staff.
- Other duties as assigned.
Qualifications:

- Must have excellent verbal and written communication skills, including ability to compile, interpret, and utilize information; and to communicate effectively with people of all backgrounds and educational levels.
- Must be able to work with minimal supervision, use good judgment, meet deadlines, and prioritize workloads.
- Must be able to maintain confidentiality.
- Must be well organized and have good attention to detail.
- Must be able to maintain professionalism and appropriate boundaries in all interactions.
- Must have intermediate computer skills.
- Must be computer literate and have good mathematical skills. Experience in Windows Office programs preferred. Adobe Creative Suite experience a plus.
- Must be able to solve problems and reason deductively.
- Must receive a satisfactory background check from the Washington State Patrol.
- Must be fully fluent in spoken and written English. Bilingual in Spanish is a plus.
Education and/or Additional Requirements:
- High School Diploma or GED required.
- Must have a current TB test (within the past year) throughout employment with Sea Mar Community Health Centers.
- Pre-hire and annual employee health screening required
- Annual influenza vaccine required. The only exception is for employees with a medical or religious exemption approved by the Administration. Employees with an approved medical or religious exemption must wear a mask at all times during the flu season.
- COVID-19 vaccination required.
